  • CAN QUE GVT issued notice of modification of a residential lease, to make tenants better aware of rights, available options and rules at the time of renewal of their lease.
  • Overview
  • Tenant can renew lease by accepting or refusing changes or not renewing it, but if the tenant omits to respond to the notice, he is deemed to have accepted the conditions.
  • If the parties do not agree on the increase or proposed changes, landlord can contact the Administrative Housing Tribunal (TAL) to have rent fixed or decide on the change.
  • Landlord and tenant must respect the TAL decision and if landlord does not contact the TAL, the lease is renewed under the same conditions and the previous rent amount.
  • TAL can also order the tenant to reimburse the costs related to the request for rent.
  • Also, if tenant refuses any modification, he is obliged to move at the end of the lease.
