On Sep. 30, Freddie UAD 3.6 appraisal transition and policy exception.

  • Freddie issued Bulletin 2026-J for updates to the Uniform Appraisal Dataset (UAD) 3.6.
  • Allows for approved sellers to temporarily submit appraisal reports with UAD 2.6.
  • Follows Jun. 4, 2025, Freddie bul re uniform appraisals, data security, see #257443.
  • Changes
  • The UAD 3.6 and forms redesign mandate will be effective for appraisal reports submitted to the Uniform Collateral Data Portal (UCDP) on or after Nov. 2, 2026.
  • A representative of the seller who is authorized to enter into binding contracts must complete Freddie Mac UAD 3.6 Policy Exception Request for the temporary exception.
  • Must commit to final implementation plan to fully transition by expiration of exception.
  • Provide final implementation plan, including timing; top obstacles to implementation; and opportunities for Freddie Mac to assist the business to implement UAD 3.6.
  • Exception Timeline
  • Exception approved sellers may continue to submit UAD 2.6 and UAD 3.6 appraisal reports to Freddie Mac through UCDP from Nov. 2, 2026 through Feb. 28, 2027.
  • Mar. 1, 2027 to May 19, 2027 is the reduced functionality period; from May 20, 2027 to Jun. 27, 2027 sellers must submit initial appraisal reports to UCDP using UAD 3.6
  • On Jun. 28, 2027 all initial submission, resubmissions must submitted using UAD 3.6.
  • Effectiveness
  • Bulletin 2026-J becomes effective on Nov. 2, 2026
