  • CAL LEG passed bill SB-382 on single-family residential property and electric systems.
  • Bill Provisions
  • Would require, after Jan. 1, 2026, seller of single-family residential property to deliver specified disclosure statement to prospective buyer re electrical systems of property.
  • Also disclose, in writing, the existence of any state or local requirements re future replacement of existing gas-powered appliances that are transferred with the property.
  • Does not apply to sale of building within 3 years of issuance of certificate of occupancy.
