CAL LEG passed bill SB-382 on single-family residential property and electric systems.
Bill Provisions
Would require, after Jan. 1, 2026, seller of single-family residential property to deliver specified disclosure statement to prospective buyer re electrical systems of property.
Also disclose, in writing, the existence of any state or local requirements re future replacement of existing gas-powered appliances that are transferred with the property.
Does not apply to sale of building within 3 years of issuance of certificate of occupancy.
