RI LEG passed Bill SB 2643 to amend General Laws,RI LEG 34-18-61 and RI LEG 34-18-15 re Residential landlord and tenant act, to require certain actions re notices, fees.
Landlords must list all mandatory fees when advertising residential property for rent.
Residential Landlord and Tenant Act
Required that the landlord list all mandatory fees when advertising a residential property for rent in the same section of the agreement as the rent disclosure.
A landlord is prohibited from charging a convenience fee to a tenant's rental payment.
Unless landlord accepts other forms of payment of rent without a convenience fee.
Lease should disclose fees in the same section as rent disclosure, if there are fees other than the rent that apply, obligation does not apply to rents with federal subsidy.
If no written lease, the landlord will give written list to tenant, of all fees beyond the rent that apply to rental unit, changed fees should be disclosed 30 days in advance.
Additionally, the landlord will disclose, either in any lease agreement or in writing, which utility costs are included in the rent and which are the tenant's responsibility.
If a tenant is required to obtain renters insurance, this requirement must be stated in the lease or in writing; tenant will recover any fees not disclosed appropriately.
