Freddie published Bulletin 2025-A updating area median income (AMI) limits for 2025.

Loan Product Advisor will be updated to reflect the 2025 area median income limits.

AMI estimates used to determine if borrower’s annual qualifying income meets Home Possible Mortgage, Refi Possible, Credit Fee Caps and Credits eligibility requirements.
For mortgages submitted as Home Possible after May 18, 2025, will apply either the 2024 or 2025 AMI limits at 80% of the Area Median Income, whichever is higher.
If the mortgage submitted/resubmitted as a refi possible mortgage on or after May 18, 2025, then 100% 2025 AMI limits apply, as well as mortgage submitted post deadline.
2025 AMI limits in most areas have increased, but also decreased in many areas.
Provides pricing pipeline coverage for Credit Fee Caps for mortgages originated under First-Time Homebuyer, Duty to Serve Credit Fee Caps if located in decreased AMI area.
Effectiveness
The updated area median income limits for 2025 become effective on May 18, 2025.
